北京—几年来,中国的房地产业已成为一个严重忧虑,一飞冲天的房地产价格让人们担心住房市场存在过热。但是,随着价格涨势的减缓,政府遏制房地产风险的举措似乎终于见效了。现在的危险是住房市场可能崩溃,并将中国经济前景也拖下水。

为了控制房价上涨,中国政府采取了九项不同政策,但并非每一项政策都达到了效果。尽管将按揭限定于首次购房者、北京和上海等一线城市要求达到最低定居时限才能买房等政策有助于遏制需求,但供给端的策略,如限制房地产开发商信贷、实施新房销售税等,效果适得其反。

这一存在缺陷的方针让中国房价继续稳步上升,催生了巨大的住房泡沫,特别是在一线城市。普通北京居民需要将收入不吃不喝存34年才能全款购买一套公寓。上海和广州则分别为29年和27年——远远高于其他国际大城市。
