美国房市危机对全球的影响

2006年夏天,由于美国房市的破灭引发了全球性的金融危机和经济萧条。房价的急剧下挫导致居民家庭财富的大幅缩水,消费者因此而减少支出,GDP也整体下滑。到目前为止,民用房价下跌了30%,这相当于6千多亿美元的财富已经人间蒸发。

房价的下跌也引发了房贷人的违约房屋被收回,由此导致房屋过剩进而引发房价的进一步下滑。于是,美国三分之一的住房按揭的房主已经是“负翁”——即需要支付的房贷已经超过了房屋的本身价格。六分之一的家庭的房贷已比房价高出20%。
