香港—中国一线城市(包括北京、上海、广州和深圳)不断上涨的住宅价格再度成为一个热点。这些城市的房价已经赶上了全球地产最贵城市(纽约、伦敦和香港)房价的一半。为了在压力超负之前释放一些房产泡沫,中国需要更好地管理其日新月异的 城市化进程。


但这些需求管理措施只是权宜之计。长远可持续方案要求地方决策层直面一个现实:由于优秀的年轻人才迅速流向能提供更好的经济机会及公共基础设施的城市,推高了对这些城市的住宅需求,而其供给却非常有限,显然供给跟不上需求。 在管理与引导全国城市化的过程中,决策者必须合理平衡国家调控与市场调节这两股力量 。
