房屋价格是不是变化无常?

大城市房价飞涨首先始于1996年的伦敦,繁荣心理随后在1997年迅速传到了洛杉矶、纽约和悉尼,1998年传到巴黎,2001年传到迈阿密、莫斯科和上海,2002年又轮到了温哥华。上述及其它城市此后住宅市场一片繁荣,房价从2000年的增幅至少达到了50%。这对房屋所有者无异于发了笔横财,但对计划买房的人却极为不利。

现在上述某些城市的房价涨势已经趋缓,过去一年来伦敦和纽约的价格涨幅大大回落,2004年第二季度实际涨幅只有约1%。在悉尼,房价实际在第二季度还有回落。

市场繁荣是不是已近尾声?更糟的是,住宅市场的情绪是否会很快引发价格回落?
